My system of selling homes involves several phases (and don’t worry, I hold your hand through it all). No matter the price point, I give your property my full attention in order to deliver an effective, consistent, and distinctive marketing campaign. Everything I do in my approach to selling homes revolves around exposing your home to as many qualified buyers as possible, and getting them to fall in love with your home, the same way you did.

Today’s technology makes it easier than ever for consumers to view any listing on the market. As agents, we can enter a home into the MLS, click a button, and watch it automatically appear. Unfortunately, that can also make it harder for Buyers to distinguish one listing from another. After a certain point, they all tend to look the same. I want my listings to stand out from the crowd, and this is how I do it: 

If there’s one thing I know for sure, it’s that Buyers LOVE looking at great pictures of Wine Country homes – and lots of them! 

Every listing I take to market receives professional photography – that’s always been my standard (no iPhone photos!). I use these photos EVERYWHERE – Facebook, the Multiple Listing Service, as well as my targeted email campaigns.

I’ve partnered with the right pro photographers to make sure that my listings have every advantage I can provide over the competition and the listing is shown in its best light.

I also insist on professionally designed, high quality property brochures and postcards for buyers to take with them, keeping the connection long after they’ve viewed your home in person.

When appropriate, I include top-quality videography and drone footage to better showcase your home.

Dynamic visual content is a key component to standing out from the competition and reaching today’s tech savvy buyers. Matterport’s 3D camera creates immersive 3D experiences and takes dimensional data which can be used to generate 2D black-and-white floor plans. These are highly engaging visuals proven to drive more interest to properties and help properties stand out online. 

It’s more than just pictures – these are complete, three-dimensional representations of a real-world location. From any desktop or mobile device, social platform, or VR device, potential buyers can actually interact with the images to get a real sense of how it would be to live in the space.

Your Wine Country home is special, so the way it’s presented and described should reflect that.

Wrong way: You don’t just have a “3BD 2.5BA w/gst house”.

My Way: Your living room is “a gorgeous living space with a light-filled open floor plan”.

Your home has a “beautiful white-on-white chef’s kitchen”.

When guests step into your Wine Country home, they “Enter a room with vaulted ceilings, wrought iron balusters, an open loft, and French doors opening onto the terrace”.

If Buyers read these types of narratives about your home, they’ll fall in love with it before even visiting in person. I will make sure they know what makes your home so special.

I design emails that showcase your home’s story and send them to my entire database of interested buyers. I also email all local agents so that they are immediately aware that your home is now available.

What’s more, by tracking open and click through rates, I can identify and retarget those who are most interested and contact them with updates and open house information.

It’s been said that Facebook is now bigger than Google. Knowing this and coupled with my experience in using Facebook’s targeting technology, I strategically place your Wine Country home in front of thousands of people who I think would be the most likely candidates to buy it.

My extensive experience in creating compelling Facebook ads of your home causes many of those targeted buyers to look, like, and share your property. These leads are then captured by my proprietary, mobile-friendly website and added to my ever-growing database for me to follow up with.

Over a period of just the last twelve months, my Facebook ads were seen over 300,000 times. That’s right, I said three hundred thousand!

I understand that people don’t go to Facebook looking to buy a Wine Country home. But I do know that people who buy Wine Country homes ARE on Facebook.

Each property I market is given a thorough consultation with a staging expert (that I pay for), to determine the best way to stage it. If this is a new term to you, “staging” is presenting your home in the best possible light, by assessing (and adjusting, if needed) aspects of furniture placement, wall colors, artwork, and even landscaping. The way we live in a home is usually much different than the way it should be presented to potential buyers. 

For vacant homes, we can also talk about virtual staging as an option in order to give potential buyers an idea of what furniture arrangement would work well in the empty space.
